A pre-approval from a lender you trust sets the real range and makes offers competitive in this market. Carol can refer vetted local lenders or work with yours.

Shortlist the right neighborhoods

Using the guide, we narrow to two or three neighborhoods and see the homes that fit, comparing the things that never appear in a listing: lot direction, trail access, school run, flood and insurance history.

Carol writes the offer with current comps, negotiates repair and price items calmly, and babysits the inspection and closing calendar so nothing slips.

Three things every buyer asks, answered plainly.

"Is it a good time to buy?" For most people the honest answer is about readiness, not timing: payment commitment, timeline, and whether this is the neighborhood you want to live in through the cycles. Carol will walk you through the local numbers and let you decide.

"Can I negotiate on price?" Sometimes, and the answer comes from current comps for that exact street, not from momentum. Any agent who promises you a bargain up front is selling you something that is not the house.

"What if I am moving from out of state?" Cinco Ranch has a revolving door of out-of-state buyers, and Carol handles the whole remote dance: tours by video, mailed forms, verified wiring instructions, and a checklist of Katy-specific to-dos.
