The neighborhoods of Cinco Ranch, explained.

Cinco Ranch is not one generic subdivision; it is a collection of named neighborhoods, each with its own character, builder mix, and amenities, spread across two homeowners associations. This page walks through the main neighborhoods so you can tell a Lakemore lakefront from a Greenway courtyard before you ever tour a home.

02 · The Main Neighborhoods

Ten neighborhoods worth knowing by name.

Neighborhood boundaries are only a starting point. Home age, lot size, and proximity to the water vary block to block, which is why a real local, not a map, is the reliable shortcut.

North Lake Village

Cinco I

One of the original, most established neighborhoods, sitting on the Harris County side with homes along the lake. It has its own pooland tennis courts, and a settled, wooded feel.

South Lake Village

Cinco I

Older and tree-lined, close to the Beach Club pool and the lake it is named for. Great for buyers who want established landscaping and the water nearby.

Greenway Village

Cinco II

Central and popular, with landscaped streets, parks, trails, a pool, tennis courts, and a community center. Often the first neighborhood people picture when they hear Cinco Ranch.

A neighborhood with its own recreation center and pool off Silver Trails, convenient to the west side of the community.

The west section around Gaston Road, with its own Highland Park recreation center and pool. A quieter, more established corner of Cinco Ranch.

Cinco II

A neighborhood south of Cinco Terrace with its own pool, a short walk or bike ride from the community trail network.

An established neighborhood with a park off Somerset Park Lane, sometimes listed as South Park / Canterbury.

Smaller sections & sub-communities

Bayou Oaks, Bayou Crossing, Autumn Grove, Bayou Park Estates, Summer Sage and Legacy Place, Fieldstone and Somer Glen, Eagles Creek and Greenbriar, Saddlebrook Crossing, Town Center, and Logan Hollow / Wren Creek. These smaller sections and sub-communities sit within the larger neighborhoods of Cinco I and Cinco II, and listings will often carry both a section name and a neighborhood name.

03 · How the HOAs Work

Two associations, one shared community.

East of the dividing street you are in Cinco I; west of it, Cinco II. The associations work differently in the details, but the headline is the same: a shared-use agreement lets every resident use the pools, parks, lakes, and courts on either side. Including the lake, the Beach Club, and the trail network.

Cinco I and Cinco II homeowners associations, run by a professional community services firm.
HOA dues
Roughly $1,150 to $1,550 per year depending on your section. Budgets and reserves change; always verify the current figure with the association before you offer.
Shared-use agreement
One resident's access card works at every pool, park, court, and lake in the community, not just the one in your neighborhood.
Taxes & utilities
Cinco Ranch is served by MUD taxing districts; there is no PID. Your lender or Carol can pull the current rates for the exact property.
