Three truths every seller should hear early.

"Should I sell before buying?" There is no universal right answer, and anyone who says otherwise is selling you their schedule. Carol runs both scenarios with your actual numbers: contingencies, bridge loans, or a clean closing and a planned next move.

"How much should I spend on prep?" Less than you think, if it is the right prep. Clean, decluttered, and repaired beat a full remodel every time, and Carol tells you which of your ideas will pay back.
