Market

Market facts, without the spin.

This page collects the numbers that actually matter when you buy or sell in Cinco Ranch: where median prices sit, why this is a resale community, how the two sides of the community differ, and what it costs to own here. Every figure is a 2024–2025 range from public data, and none of it is a prediction of what your home is worth.

02 · The Snapshot

Four facts every Cinco buyer or seller should memorize.

Historical context: 2024–2025 data. Not current market data.

Figures on this page come from public sales and listing trackers, including HAR, Redfin, Zillow Research, Homes.com, Rocket Homes, and Realtor.com, accessed September 8, 2026. They are historical context, change month to month, and are not current market conditions. For today's numbers, call Carol Jukes at Realty Pros of Texas, (832) 212-2772: she pulls current, address-level comps free, with no obligation.

Where public trackers (HAR, Redfin, Zillow Research, Homes.com, Rocket Homes, Realtor.com) clustered, accessed September 2026; the exact figure moves monthly.
Built-out community
Resale market
Almost no new construction remains in Cinco Ranch; competition is for established homes.
Two sides, two ZIPs
77450 / 77494
The east side in Harris County, the west side in Fort Bend, with slightly different pricing and taxes.
Monthly carrying costs
HOA + MUD
HOA dues run roughly $1,150–$1,550 a year and MUD taxes add on; both belong in any true budget.

For buyers

What to expect on the buy side.

Because Cinco Ranch is mature, most inventory is resale in one of the neighborhoods, and the best homes turn over with real competition. A pre-approval, a shortlist of neighborhoods, and a broker who can react fast matter more than browsing listings at leisure.

Budget the full cost of ownership, not just the mortgage: HOA dues, MUD taxes, and the occasional assessment mean a house priced at the median can cost materially more per month than the headline number suggests.

The buying path

For sellers

What to expect on the sell side.

Pricing a Cinco Ranch home is a neighborhood comps exercise, not a guess: which neighborhood, which side of the ZIP, lake proximity, and condition move the number far more than asking decorations. There is no shortcut around current, verified comps.

Preparation pays: the best-presented homes in a neighborhood are the ones that pull the strongest offers in the shortest window. Carol will walk every room honestly before anything goes to market.

The selling guide

The price of any specific home depends on condition, updates, lot, timing, and negotiation.
