Cinco Ranch West: the 77494 sections beyond the Grand Parkway

2026-10-07 5 min read By Carol Jukes, Broker/Owner

Cinco Ranch West is the grouping of 77494 sections on the far-western edge of the community, beyond the Grand Parkway (SH 99) on the Cinco Ranch II side of Katy-Gaston Road. HAR's subdivision data shows a median build year of 2004 across roughly 3,200 single-family properties, and a Community Impact profile described the section as built out by 2008 with homes ranging from about 1,840 to 4,920 square feet. The area sits close to LaCenterra at Cinco Ranch and the retail along the Grand Parkway corridor. School zone, HOA dues, and tax jurisdiction all follow the exact address, so verifying each with current sources is part of the buying process.

Cinco Ranch West is the name listing sites, HAR, and Redfin use for the far-western sections of the community: the parts beyond the Grand Parkway (SH 99) on the Cinco Ranch II side of Katy-Gaston Road, in the 77494 ZIP code. It is not one village with a single entrance, it is a grouping of numbered sections built mostly in the 2000s, and what buyers actually find there is a slightly different Cinco Ranch. The homes feel newer than the community's original 1990s areas, the landscaping has had two decades to mature, and the Grand Parkway corridor, LaCenterra at Cinco Ranch, and the retail along the parkway are minutes away. This spotlight covers where the section sits, what the homes are like, what is close by, and the address-level details that still decide school zone, dues, and taxes.

Where Cinco Ranch West sits

Cinco Ranch is divided by Katy-Gaston Road into two associations: Cinco Ranch I to the east and Cinco Ranch II to the west. Cinco Ranch West sits on the Cinco Ranch II side, and published neighborhood pages place it just west of the Grand Parkway, south of I-10, in the 77494 area. LaCenterra at Cinco Ranch, the open-air dining and shopping center at Cinco Ranch Boulevard and the Grand Parkway, is close enough that locals treat it as the section's de facto town center. The community carries a Katy address and sits inside Katy ISD, but a Katy address does not mean inside Katy city limits, and county, MUD, and tax jurisdiction always have to be verified for the individual property.

The homes

Because the section was built out in the 2000s, the homes sit between the community's two other eras: older than the 2012-and-later Northwest sections, newer than most of the original 1990s areas. HAR's Cinco Ranch West subdivision page shows a median build year of 2004 across roughly 3,200 single-family properties, and a Community Impact neighborhood profile described the section as built out by 2008 with homes ranging from about 1,840 to 4,920 square feet. Neighborhood profiles and published listings show a mix of builders, including David Weekley, Village Builders, and Perry Homes among others, and HAR's subdivision pages include the gated Bayou Pines estate section within the Cinco Ranch West grouping.

One caveat: "Cinco Ranch West" is a broad label that covers several numbered sections and collections, so floor plans, lot sizes, and home ages vary street by street. The home you end up in depends on the specific section and address, not on the neighborhood name.

What is close by

Location is the section's biggest practical draw. The Grand Parkway runs north toward I-10 and south toward Westheimer Parkway and the Grand Lakes and Fry Road area, and LaCenterra at Cinco Ranch is the nearby town center for coffee, dinner, errands, and seasonal events. Katy Mills and the Mason Road retail corridor are a short drive away as well. On the amenity side, the Cinco Ranch II association's published pool list shows four pools on the west side of the community, the Lakehouse on Springwood Lake, Rosewood on the Cinco Terrace side, Rollingwood, and Westridge Creek. Which one is closest to a given home depends on the street and the association's maps, and every resident uses the same shared-use agreement that ties the two associations' parks, pools, and trails together.

Schools: the address decides

Katy ISD assigns campuses by attendance zone, and the far-western sections feed more than one feeder pattern, so no single school serves all of Cinco Ranch West. The honest answer for any specific home comes from the district's own address lookup, which Katy ISD calls SARA (School Assignment by Residential Address), found on the district's Attendance Zones page and its Find My School page. The lookup matters in 2026 for an extra reason: Katy ISD has proposed attendance boundary changes for the 2027-28 school year that touch some western 77494 campuses, and the district's boundary-modification pages name several western-area schools, including Wolfe and West Memorial elementary schools, in the proposal. Verify with SARA before you commit, and verify again closer to the school year, because boundaries can shift.

The address-level details

  • School zone. Run the SARA lookup for the exact address. Katy ISD boundaries can change, and a neighborhood name never settles which campus a home feeds.
  • HOA dues. Cinco Ranch West is on the Cinco Ranch II side of Katy-Gaston Road, but dues still vary by section, so the official assessment for the specific property is the only accurate number.
  • County, MUD, and tax jurisdiction. Verify these for the individual property address. ZIP codes and published neighborhood pages are a starting point, never a substitute.

What this means for buyers

For buyers, Cinco Ranch West is the part of the community to look at when the original 1990s sections feel dated and the newest Northwest homes feel out of reach: established landscaping, a built-out community, homes that are mostly two decades old, and the Grand Parkway corridor close by. The trade-offs are the usual ones for the area, a resale market rather than new construction, homes that will need their share of updates, and school, dues, and tax details that have to be settled address by address before an offer.
