New construction or resale in Katy: how to choose

2026-09-23 5 min read By Carol Jukes, Broker/Owner

Cinco Ranch is complete, which makes it a resale community by design. Active new construction in the Katy area now lives in nearby communities like Elyson. This post compares timing, real cost, amenities, and school certainty so you can choose with facts instead of a gut feeling.

New construction or resale in Katy: the honest headline is that Cinco Ranch is built out, so if your heart is set on this community, you are shopping resale. Active new builds in the Katy area now mean a nearby master-planned community like Elyson, where builders are selling today. This post compares the two paths with your real priorities in hand, not in the abstract.

Cinco Ranch is a resale community, and that is the point

Cinco Ranch's own community site says it in a few words: the community is now complete, and the developer points new-home buyers to its sister community, Elyson. Builder pages that once offered Cinco Ranch no longer list it for new construction. Practically, that means the inventory here is existing homes in established, amenity-rich neighborhoods, with the pools, parks, trails, and lakes the community is known for already built and running from day one.

Resale in Cinco Ranch buys you mature trees, a settled street, a known HOA record, and usually a wider choice of floor plans, with the trade-off that the interior was likely built a decade or two ago and may want updates. The first-time buyer walkthrough covers what that process actually looks like, from pre-approval to closing.

Where the new builds actually are

If you want brand new, the Katy-area option to know is Elyson, just west of Cinco Ranch in the 77493 ZIP. It is zoned to Katy ISD, its Welcome Center lists model homes from multiple builders, and new homes there are advertised from the $300s. The Cinco Ranch developer builds it, so it is the closest in spirit to the original community.

A few other communities to keep on the radar: Tamarron and Cane Island have active new construction in the Katy area, and Cross Creek West continues to sell in Fulshear after neighboring Cross Creek Ranch sold its final new home in 2026. Firethorne, like Cinco Ranch, is now resale, with homes mostly from the mid-2000s. One rule applies to every new address: school assignments follow the exact property, so verify with Katy ISD before you compare communities.

The comparison that actually matters

  • Timing: new construction means choosing a lot, waiting out the build, and outfitting a house from scratch. Resale can close on a normal timeline with every finish already in place.
  • Real cost: new-build base prices rarely include landscaping, fencing, window coverings, or appliances, so compare the house as you would finish it. A resale price reflects exactly what exists on the day you tour.
  • Amenities: in Cinco Ranch the pools, trails, and lakes come with the address and a resident card. In a newer community, confirm which amenities exist today versus which are still planned, and what the HOA dues actually fund.
  • School certainty: new neighborhoods can see boundaries shift as they fill in. Verify the current Katy ISD assignment for the specific address, and ask whether boundary changes are proposed before you commit.

Neither choice is better in the abstract. The right one depends on whether you want the finished neighborhood or the blank canvas, and on comparing the full financed cost rather than the sticker price.

Verify the build status yourself on the communities' official sites:
